We oversee the completion of home repairs, rebuilds, and rehabilitation from start to finish, acting as liaisons between the client and contractor to ensure a smooth and efficient process. We are also certified home inspectors and can check for code compliance safety issues such as lead.

Fees
NHS provides project management services at 7%–10% of total construction cost, with a reduced cost to 5% for LA Wildfire survivors.
How it works
Working with our construction project management team ensures a clear and regulated process from start to finish. Here’s what to expect:
1. Property inspection
Every project begins with a site visit. One of our certified project specialists will evaluate the property to identify health and safety concerns, and any work required to bring the home up to code. This initial review forms the basis for all later planning and recommendations.
We charge a flat rate of $400 for a property inspection. This includes the $50 trip fee and a $350 inspection fee.
2. Scope of work and write-up development
After inspection, we prepare a clear, detailed scope of work that outlines all recommended repairs and improvements. This document ensures that you, the contractors, and NHS are aligned on what the project requires.
3. Bid packet preparation
Our team will assemble bid packets, including the scope of work, project notes, and all required documents, so that contractors can provide accurate and comparable estimates.
4. Contractor walkthroughs
We coordinate walkthroughs so contractors can see the property firsthand, ask questions, and prepare precise bids. This helps ensure there are no surprises once work begins.
5. Job specifications, cost review, and contractor selection
Our certified construction project specialist reviews the proposed work and costs with you, clarifying questions and ensuring all documents are understood. Start and finish dates, change-order procedures, and expectations for permits and sworn statements are all reviewed at this time.
6. Contract signing and project start
Once everything is agreed upon, all documents are signed. We remind both homeowners and contractors of key requirements, such as the proper handling of contingency funds, and written change orders for any modifications.
7. Construction oversight and progress checks.
We remain involved throughout the construction process, monitoring the progress and reviewing draw and change-order requests. Additionally, all construction funds are held in a secured NHS non-interest escrow account. The contractors aren’t paid until the work is satisfactory.
This timeline helps protect property owners and ensures the project stays on track.
