The California Housing Finance Agency is launching the next round of the California Dream For All Shared Appreciation Loan program in April 2024.

This innovative program offers a loan of up to $150,000 to help first-generation homebuyers who might not otherwise

have the opportunity to achieve the dream of homeownership or build wealth to pass to their children.

Just a couple of points to highlight:

• Reservation system: Because the demand for this loan program will be high, these vouchers will be randomly drawn in early May to give potential homebuyers across the state an equitable chance to receive a Dream For All loan.
• Loan: The Dream For All Shared Appreciation program is a loan, so it must eventually be paid back. You do not have to make payments on the down payment portion of the loan. Once you sell the home or pay off the primary mortgage, you must pay back the down payment loan.
• Shared appreciation: In exchange for the large amount of assistance to help you get into a home with an affordable payment, you will share a small portion of the home’s increase in value when you sell or refinance.
• Obtain your 8-hour HUD approved homebuyer certificate with NHS of LA County.
